Large 19th century farmhouse with a total built surface area of 2.204 m2, of which 748,83m2 correspond to the "main" house which the current owners use for summer holidays and the rest to the chapel, the housekeepers´ house, garage, cellar, stables, storerooms and attics. It is located in a beautiful natural setting, surrounded by abundant vegetation and where the views dominate the whole mountain range. It is a private hunting ground (only the current owners have the right to hunt this land) and there are many different wild animals on the land: deer, mouflon, wild boar, red-legged partridge, turtle dove, thrush or blackbird, rabbit and sometimes woodcock. The part of the house used by the owners is suitable for one week in summer only. There is no heating, there is one complete bathroom (among 10 bedrooms) and it is partly furnished. Nobody lives all year round in this part of the house since a very long time and therefore it needs an extensive renovation to make it comfortable for modern life (especially during winter time). The surface of the plot in the land registry is exactly 1.757.499m2. On the ground floor there are two very large rooms suitable for parties, classes, events, lectures etc. The rest of the ground floor is not used by the current owners and needs a major renovation to convert it into usable space. On the first floor, there are 5 bedrooms each with washbasin, a cosy living room with false ceiling to make it easier to heat (with its fireplace), a kitchen which is used and a dining room large enough to receive a family of 30 people. There is also a complete bathroom with bathtub, another very old kitchen with a very large pantry typical of an old house, and other bedrooms and several storage rooms. On the third and last floor of this building is the dovecote and several large rooms where you can see the ceiling and observe the roof areas which have been reformed by the current owners and the original wooden beamed ceiling areas which are still in good condition. On this floor you will find 4 water tanks which are automatically refilled from the well and contain a level so that no more water enters when they are refilled. The house is never without water. However, a complete renovation of the water and plumbing system is needed to ensure modern standards. In total, there are currently more than 14 rooms but more bedrooms can be added on the third floor which is currently wasted space. The property also has a hermitage at the back of the uncovered courtyard which provides access to the main house, the courtyard of the landlords´ house and the nearby pine forest and garden areas. Due to its constitution and surface, the house has the possibility of adapting to various and different uses. For example, rural house, hotel, restaurant, social centre for other activities, sports or leisure, convention centre. We have a copy of the report of the municipal urbanism that confirms the possibility of the tourist use of this property. The house has 3 natural water sources ; one of them is blocked since a long time and as the owners do not need more water they have not investigated how to unblock it, the second one is from a cave in the mountain and provides a lot of water even in summer, and the third one is the well (80m deep). The current owners rent part of the land to a farmer. It is considered that it is not possible to do agriculture on the WHOLE farm because of the water limit and because the pine trees are protected. The amount of water is more than what the house itself needs with full time use and current agriculture but we cannot guarantee that there will be enough for further agriculture. The necessary reformation of the part of the house used by the current owners includes changing the windows, updating the light and plumbing system, installation of heating and more bathrooms, installation of a modern kitchen. The house shares an entrance with 2 other houses and this community of owners have installed between them an electric gate at the entrance which opens from the mobile phone. The finca is located between Alcoy and Jijona with very good access. It is 45 minutes from the coast, 48 minutes from the airport and 50 minutes drive from the centre of Alicante.
